• Purpose of the expert opinion: Transfer of agricultural land according to § 10 paragraphs 3 and 4 of Act No. 503/2012 Coll., as amended: 1) Based on a written request, the State Land Office will transfer to the owner, or co-owner of the building, which is immovable property, and/ agricultural land on which this building is located, if the owner or co-owner of the building is the authorized user of this land, or b/ agricultural land or its separate part in the form of a parcel adjacent to the land on which this building is located located, if it is a plot of land functionally connected to this building and the owner or co-owner of the building is its authorized user. 2) The State Land Office may transfer another agricultural land or its separate part in the form of a parcel, if they are functionally connected to this building and the owner or co-owner of the building is the authorized user of this land. Required price (expert question): Usual price determined in accordance with Act no. 151/1997 Coll., and Decree No. 441/2013 Coll., as amended. In justified cases where the usual price cannot be determined, the property is valued at the market value, unless a special legal regulation stipulates otherwise. In doing so, all circumstances affecting the market are considered value influence. The reasons for not determining the usual price must be stated in the valuation. Together with the determination of the usual price of the immovable object or its market value, the ascertained price is also determined.
